New Construction in Pacific Palisades, Approvals in Order
New house construction in Pacific Palisades with approvals taken in order: survey, soils, design to the zoning limits, any coastal approval, then plan check.
Paperwork leads on a new Pacific Palisades house, and its sequence decides how long the lot waits. The survey comes first, then the soils report, then a design drawn to the height and floor area limits. Next we check whether the coastal zone reaches the parcel. If it does, that approval lands before the building set goes to LADBS. Sending drawings to plan check ahead of those steps only brings them back.
The early documents
Setbacks get fixed by a boundary and topographic survey, which also records the ground as it is. The geotechnical engineer drills from that survey and writes the foundation design values. With both in hand, the designer drafts to the zoning envelope and the structural engineer can size footings. The parcel goes onto the fire hazard map lookup at the same stage, since Pacific Palisades includes mapped zones, and a mapped lot changes the roof, siding, vents and windows. Reworking those after plan check is slow, so the exterior is settled on paper first.
Coastal review, then plan check
When the coastal zone takes in the parcel, a coastal approval or a written exemption has to come before the building permit. That review looks at the site, the size of the house and any effect on public views or access. Once it is granted, the full set goes to LADBS for structural, energy, fire and zoning checks. Corrections come back as a list, and each one is answered on the sheet by the consultant who drew it. Utility applications go in during plan check so power, water and sewer are ready when the house is.

New Construction in Pacific Palisades: questions
Old permits for the lot help, along with the survey and the soils report, since those can show easements or conditions that still apply. We look up the zoning limits, the fire hazard mapping and whether the coastal zone covers the parcel. Each answer changes what the designer can draw.
Approvals get their own price at the start, covering design coordination, engineering, any coastal application and the LADBS permit. Construction is estimated afterward in the sequence crews follow, and every stage from the foundation up is written as its own figure. Agency fees are listed apart from our own work.
Sequence is what we manage. The surveyor finishes before borings are placed, the soils report reaches the structural engineer before footings are drawn, and your designer gets every document the day it arrives. Coastal and plan check comments land with us, and we pass each one to the right consultant.
