Day to day, a new Venice house is judged by small things: whether the slider still rolls, whether the front door latches, whether a window opens to let the evening air through. Near the ocean, salt air works on all of them. On a cleared lot we choose hardware, glass and finishes for that air from the first drawing, and we plan the rooms so cross breezes can carry some of the cooling.

Doors and windows that keep working

Sliding doors ride on stainless steel rollers in a track that drains, and their locks and hinges are stainless or carry a marine grade finish. Window frames are fiberglass or vinyl with no bare steel inside the sash. Screens use coated or stainless mesh. Each unit carries the energy label the plans call for, and the installer sets it in a flashed opening before the wrap laps over the flange. A rinse of the tracks with fresh water now and then keeps salt from building up where the rollers run.

Rooms laid out for air and light

Even a compact plan can move air if the openings line up. We place windows on opposite walls where the layout allows and add a high window or a stair skylight so warm air escapes at the top. Ceiling fans get blocking in the framing, so one can be added later without opening a ceiling. A drop zone by the back door with a tiled floor, and a hose bib just outside, keeps grit out of the living space, with the laundry placed nearby to finish the job.
