Why we start at the lot
A rebuild has more decisions in its first weeks than most remodels have in total. What stays, what the soil allows, how big to build, which code applies, what the policy covers.
We begin by walking the lot with you and writing those questions down, so each one gets answered in the right order.
One scope, one schedule
Every project gets a written scope and estimate that names each stage and what it includes. When something changes, the change is written and priced before the work goes ahead.
That record is what you show your insurer, your lender and yourself.
Engineering and permits in house
We coordinate the designer, the structural engineer and the surveyor, and we carry the plans through the building department, including corrections, until the permit is issued.
Built for the code that applies now
A house built today is built to today's code. On a lot in a mapped fire hazard area that means ember-resistant vents, ignition-resistant roofing and siding, and tempered glass, all planned in from the first drawing.

Questions before a rebuild
