Flooring, Drywall & Interior Finishes in a Pacific Palisades Rebuild
Flooring and drywall for Pacific Palisades fire rebuilds: finishes picked early and put in order, smooth walls, flat subfloors and rated board where required.
When do we choose the floors, and when do they go down? On a Pacific Palisades rebuild those are two separate dates. The material, color and pattern for each room are picked early and written into the scope, since subfloor prep and the clearance under every door depend on them. Installation waits until the drywall is hung, taped and painted, so compound dust and primer never land on new wood or tile.
Hanging and finishing the walls
Drywall goes up once the framing, the rough trades and the insulation have all passed inspection. Ceilings are hung first, then walls, with screws at the spacing the board maker lists. Joints are taped and coated in thin layers, sanded between coats. The level of finish is set room by room. A hallway lit from a window at a low angle, or a ceiling under recessed lights, shows every seam and gets a skim coat over its whole face. A garage can stop at a plainer grade. In a bathroom, moisture-resistant board goes behind the vanity and around the fan.
Matching each floor to what lies under it
Each flooring material sets its own limit on how flat and dry the base must be. Large tile is the strictest, since a hollow under one corner turns into a crack. Site-finished hardwood is nailed through to the plywood and wants the panels at a steady moisture reading first. Engineered planks may float on a pad or be glued down, and they move less with humidity than solid boards. Vinyl plank shows every bump beneath it. At each doorway where two materials meet, a reducer or a flush transition is drawn so nothing is left to trip over.

Flooring, Drywall & Interior Finishes in Pacific Palisades: questions
When a bedroom or other living space sits over the garage, the ceiling below it is hung with Type X gypsum at 5/8 inch, and the garage side of the shared house wall gets gypsum board too. Because parts of Pacific Palisades fall in mapped fire hazard zones, a tested exterior wall or eave assembly may call for gypsum sheathing behind the siding. The approved set marks each one.
Every panel is stepped on in turn, listening for squeaks and feeling for give. A long straightedge, turned in several directions, finds dips and crowns, and a moisture meter reads the plywood or the slab. Loose panels get screwed down, low spots are filled with leveling patch, high seams are sanded, and the base is checked again against the flooring maker's tolerance before anything is laid.
In most cases, yes. Gypsum board is porous, so smoke odor works into the core and the paper face past what cleaning or a sealer can reach, and board soaked by firefighting water can grow mold. Once it is out, the studs are cleaned and sealed against odor, and the new board is finished with a texture matched to any walls that stayed.
