Kitchen Remodeling in Pacific Palisades
Kitchen remodeling in Pacific Palisades, from smoke-damaged rooms to kitchens drawn new in a fire rebuild, with venting, circuits and plumbing planned first.
"Can the range sit on the island, and where would the hood exhaust go?" Put that to us on our first visit to a Pacific Palisades kitchen and the answer starts behind the walls, with duct routes, gas or induction supply, and spare room on the electrical panel. Whether the whole house is being rebuilt after a fire or only this room took smoke, we settle those working parts in the plan before talking about cabinet fronts and counters.
Smoke inside cabinets and walls
A kitchen hides smoke in its least visible corners: the inside of cabinet boxes, the cavity behind the backsplash, the hood duct, and the insulation in an outside wall. Before we say what can stay, we remove one cabinet and open a patch of wall to look. Particleboard boxes tend to hold odor and are likely to go. Hardwood doors, stone tops and metal pulls can often be cleaned and sealed. Appliances that pulled in smoky air are listed separately for the insurance adjuster. The quote then shows two prices for the room, one keeping the salvageable pieces and one replacing them.
A kitchen planned on a new floor
When the house is being rebuilt, the kitchen starts as a drawing, and a drawing is the cheapest place to shift a sink or widen an aisle. Before any wall is framed we fix the hood duct path to the exterior, the island's drain and power, and the panel capacity an induction cooktop needs. LADBS inspects that plumbing, electrical and mechanical work along with the rest of the house. Parts of Pacific Palisades are in mapped fire hazard areas, and on such a lot the duct cap on the outside wall should be a fitting made to keep embers out.

Kitchen Remodeling in Pacific Palisades: questions
Some of it, often. Stone, solid wood and metal respond well to cleaning. Particleboard boxes, the insulation behind them and a hood duct that carried smoke are harder to save. We open a test area first, report what we find in writing, and price the kept and replaced versions so you can weigh one against the other.
Much of the work that never shows. There are the appliance circuits the code calls for, supply and drain lines, a gas pipe or the heavy induction circuit, the hood duct, and solid blocking that wall cabinets screw into. Each item gets its own line in our quote, and the inspector checks all of it before drywall goes up.
Yes. A relocated sink means new supply, drain and vent piping, which calls for a plumbing permit and an inspection before the wall or floor closes over it. If the dishwasher or disposal moves too, an electrical item may be added. Work that only changes cabinet boxes and tops, with no pipe or wire moved, may fall outside the permit, and we check that with the city before demolition.
