New Construction in Brentwood, With Rooms Below
Basement planning for a new Brentwood house, settled before design: borings, shoring along the property lines, waterproofing and livable rooms below grade.
"Can we add a level below ground?" Asked at the first site visit on a cleared Brentwood lot, it gets a measured reply: possibly, once the borings, the distance to each property line and the City of Los Angeles floor area rules have been checked. We want that answer before anyone sketches, since a basement reshapes the dig, the shoring, the waterproofing and the height of every floor above it.
Holding the sides of the dig
Excavating for a basement leaves a deep hole close to the property lines. The geotechnical engineer sets how steeply the cut may stand, and where there is no room to lay it back, a shoring engineer designs soldier piles with lagging between them. Neighbors along an affected line get notice before the dig begins, and their footings are located so the design accounts for them. If the borings meet groundwater, the plan changes: dewatering during construction and a heavier waterproofing system on every buried wall. LADBS reviews the shoring drawings as a set of their own.
Rooms that feel like rooms
Below grade, every sleeping room needs daylight, fresh air and a way out. A light well with an egress window does all three, and each well gets its own drain. Soil around a buried room stays cool and damp, so mechanical ventilation and dehumidification go into the design from the start. The membrane wraps the walls and continues under the slab, and the sump pump carries a backup. A basement brings no exemption from the ember rules: on a Brentwood parcel that the fire hazard maps include, the roof, vents and walls above still follow them.

New Construction in Brentwood: questions
How deep you hope to go, and what the lower level is for. A media room, a gym and a bedroom each set different rules for light, exits and ceiling height. With that, we need a survey showing neighboring structures, borings drilled deep enough for a basement and the parcel's zoning limits, plus a check of its fire hazard mapping.
Earth is the swing item on a basement house: how much comes out, how far it travels and whether shoring has to hold it back. Those lines sit by themselves in a construction price we write from the LADBS-approved drawings, after design, the shoring and structural engineering, waterproofing design and permits are settled. Work is then staged from piles and excavation to finishes, inspected at each step.
Excavation along a property line brings the neighbors into the schedule, so our office handles the notice letters along with booking the consultants. The shoring engineer cannot finish until the surveyor has located each neighboring wall and footing, and the structural design waits on that shoring. During pile drilling a special inspector watches the work, and that visit goes on the same calendar as the LADBS inspections.
