Rebuilding the outdoor space
A deck attached to a house is a path for fire to the walls, so in a mapped fire hazard area the decking itself must be ignition-resistant or noncombustible. We bring sample boards that meet the rule, and keep the space beneath the deck clear and easy to maintain.
The parts you never see
Footings sized for the load. Post bases that hold wood off concrete. A ledger bolted to the house framing with flashing above and behind it. Hangers and fasteners suited to the exposure. Those details decide how long a deck lasts, and the inspector checks them before the boards cover them.
Patios and covers
A concrete or paver patio needs a compacted base and a slope that carries water away from the foundation. A patio cover needs footings and a beam sized for its span, and in a fire area, materials chosen to match the house.

Several composite and capped boards are tested and listed as ignition-resistant, and some hardwoods qualify too. We confirm the listing for the product you like before it is ordered.
Attached decks and decks above a certain height need one in most cities. The drawings show footing sizes, the ledger attachment and guard heights, and an inspector verifies them on site.
Yes, and it is the simplest time to do it. The ledger and flashing tie into new framing, and the deck is inspected along with the house.
