Bathroom Remodeling in Pacific Palisades
Shower pans flood tested before tile, curbless entries drawn into fire rebuilds, and fans ducted outdoors.
"How do we know the new shower will not leak into the ceiling below?" That belongs on the table during the first site visit to a Pacific Palisades bathroom, and its answer is a set of details hidden once the room is done: the fall of the shower floor, the membrane over it, the seal at the drain, and a fan that pushes damp air outdoors. A fire rebuild can also take in a level shower entry and blocking for grab bars.
What keeps water out of the framing
Grout absorbs water and tile joints move, so the protection has to sit underneath. A mortar bed or preformed base gives the shower floor its fall to the drain. Over it goes a waterproof membrane, sheet or brushed on, carried up the walls and clamped or bonded at the drain. Inside corners, niches, the valve body and every fastener hole are patched before anything else. Then we plug the drain and leave standing water in the pan overnight, because a leak found at that point costs little to fix. LADBS can inspect the pan and the drain connection while both are still exposed.
Ventilation, pipes and air near the coast
Steam left in a bathroom finds its way into drywall and framing. A fan sized for the room, ducted to the exterior and run by a timer or humidity sensor, clears it after every shower. On a lot close enough to the ocean for salt air to reach the house, stainless or coated metal on the vent cap and window hardware lasts longer. With the floor open we run a camera through the drain line and look over the supply piping for corrosion or heat damage. The quote gives each of these items its own price, and you can keep or drop each one separately.

Bathroom Remodeling in Pacific Palisades: questions
One layer at a time, each checked before the next goes on. The floor is sloped to the drain, a membrane is laid over it and up the walls, and it is bonded to the drain flange. Seams and pipe penetrations get sealed, the pan holds standing water for a test, and the city inspector can see it before tile.
Yes, and a rebuild makes it simpler. The joists or slab under the shower are recessed so the finished floor stays level from the room into the wet area, with a linear or center drain and enough fall to empty it. Planned before framing, it needs no cutting of joists afterward and leaves space for a wider doorway.
Pipes in the room are judged once they are exposed. We replace any that show corrosion, are too small for the fixtures, or sat near heat in a fire, plus runs that would be buried behind new tile and hard to reach later. A full rebuild gets all new piping. Every replacement appears in the quote with its own price.
