ADU Construction in Van Nuys, From the Roof Membrane Down
Van Nuys ADU construction on a fire rebuild lot: a low-slope membrane roof with scuppers and overflow, LADBS plan review, and an inspected build to final.
A low-slope roof keeps a Van Nuys ADU low and simple to frame, and it changes how rain leaves the building. Water runs across a single-ply membrane toward scuppers cut through a short parapet, then drops through a collector box into downspouts. Tapered insulation under the membrane builds in the fall, so no puddle stands for long. Where fire has cleared the lot, we draw this roof before the walls, because its drains set where the downspouts land.
Scuppers, overflow and the membrane
Because a parapet can hold water back, the code asks for a second way off the roof. An overflow scupper sits a little higher than the main one, so it only runs if leaves or debris block the first, and its outlet is placed where you can see it working. Crickets, small sloped saddles cut from insulation board, push water around the corners toward each scupper. The membrane is a white or light gray sheet with heat-welded seams, turned up the inside of the parapet and over its top under a metal cap. Every seam is probed before the roof inspection.
Anything that sits on the roof
A low-slope roof is a natural place for solar panels and sometimes for a heat pump condenser, and every bracket or curb that passes through the membrane is a spot water could follow. We set equipment on raised curbs flashed into the membrane, use attachments made for single-ply roofs, and lay walk pads along the route a technician will take. All of it goes on the drawings for the LADBS reviewer, and the roof is inspected before panels or equipment cover it. Placing those penetrations now keeps the membrane whole when more equipment arrives with the main house.

ADU Construction in Van Nuys: questions
Yes, as far as city rules let you live in the unit before the house is done. On a fire rebuild, a unit with a closed and drained roof gives you a dry place to sleep and store things through the main build. We aim its scuppers at ground the main house will not cover, and the larger house gets its own drain plan when its roof is drawn.
Your Van Nuys lot fits the package if the unit stays on one level and does not pass 500 square feet, which we check on site before you commit. For a unit with this kind of roof, the wall drawings show the parapet and both scupper heights, so the plan checker can see where water leaves in normal rain and where it leaves if a scupper clogs.
Possibly, though the roof is where many garages fall short. Rafters sized for an empty space can sag once insulation, drywall and a new covering are added, and an old roof may leak at its edges. We inspect the slab and the walls as well, then give you a written figure for the conversion and another for a new detached unit.
