Panorama City ADU Construction, Height Settled First
Panorama City ADU construction that settles height first: a vaulted ceiling or a sleeping loft, the roof pitch, then LADBS plan check and a staged build.
Is there room for a sleeping loft in the backyard unit? On a cleared Panorama City lot, we answer on the first walk by sketching the roof. State law will not let a city cap a detached ADU under 16 feet, which leaves room for a vaulted ceiling or a loft over a single floor. A full second story is a separate design with its own review. Settling the height early fixes the roof pitch, the window heads and the wall height.
Vaulted ceiling, loft and roof pitch
A vaulted ceiling follows the underside of the roof, so the pitch decides how open the main room feels. A sleeping loft needs room to sit up, a fixed ladder or a steep stair, and a guard along its open edge, and once it covers too large a share of the room below it is treated as an added floor. Taller walls take longer studs, more drywall and more insulation. Clerestory glass high on a wall carries daylight deep into the room while keeping views away from the neighbors. We draw two or three roof sections and price each one, so the height is chosen with figures in hand.
LADBS and the roof section
LADBS handles the Panorama City permit, and in its review the roof section sits beside the site plan, showing the ridge height, the slope of each roof plane and the distance from every wall to the lot lines. A loft brings checks of its own, from the guard and the ladder or stair to the beam carrying its floor. Structural review follows those loads down to the footings. Inspectors visit at the footing trench, the frame, the insulation and the final, and the framing visit is where the ridge gets measured against the approved drawings.

ADU Construction in Panorama City: questions
That order works once LADBS clears the unit for occupancy by itself, and a loft then earns its space. Through the house build, it can hold the bed and free the main floor for a table, a desk and the boxes that come with any move. Once the house is ready, the same loft turns into storage or a guest bed for whoever uses the unit next.
The package is drawn for a single story kept to 500 square feet, so a loft big enough to count as a second floor takes the design outside it. On a Panorama City lot we also check that the footprint clears the setbacks, then mark on the roof section whether the height you want keeps the unit inside the package.
Headroom comes first. A habitable room has a minimum ceiling height, and a garage ceiling that clears a car can lose several inches once insulation, drywall and a raised floor over the slab are added. We measure it, look over the slab and framing for heat damage, then quote converting the garage and building new as two separate options.
