The outside skin

We choose a stucco finish coat with the color mixed in, flexible sealant at windows and penetrations, and trim in fiber cement, or in wood sealed on all sides before installation. Wind pushes air through any gap, so window and door openings get flashing tape lapped in order and a continuous air barrier behind the cladding. Light, cool-rated roofing goes on where the design allows, which cuts the heat reaching the attic. Each item is priced as its own line in your scope.
Rain after a long dry spell
Drainage is easy to forget on a lot that may go dry for months, so it goes on the site plan where the plan checker can review it. Gutters collect roof water, and downspouts carry it to a buried line or a splash block that sends it away from the footings. The soil around the house is graded to fall away from the walls, and the slab sits high enough that water cannot reach the siding. LADBS reviews that site plan with the rest of the set. Valley Glen and Lake Balboa share the same valley setting, so a rebuild there gets these heat and drainage details too.
