Valley Glen ADU Construction Placed to Pass Plan Check
Valley Glen ADU construction on a rebuild lot: setbacks, rated walls near a lot line and room kept for the new house, all checked by LADBS before a permit.
Distances are what an LADBS reviewer measures first on a Valley Glen ADU plan. With the house gone after a fire, there is nothing standing to measure from, so the site plan has to show the unit, the outline of the house to come and the gap from each wall to the property lines around it. State law lets a backyard unit sit as close as 4 feet to a side or rear line, and that choice shapes how its walls are built.
Walls that sit close to a property line
A wall less than 5 feet from a lot line falls inside the fire separation distance of the residential code. It is built as a 1-hour rated assembly, often with Type X gypsum on both faces, and its windows and doors are limited in size, with none allowed in the strip right against the line. Eaves reaching into that space need protected undersides too. Moving the unit a little further in frees up glass, and a cleared lot often has the room. We draw both positions so you can see which walls change and what each costs.
Room kept for the house that follows
The reviewer also looks at the unit beside the main house that will be built after it. Two buildings on one lot are measured as if an imaginary line ran between them, so the same rated wall rules can reach the facing walls when they stand close. We place the unit off the house design, even an early version, so neither building pushes the other into ratings it could avoid. Sewer and water routes for both go on the same sheet, with the path firefighters would take back to the unit marked from the curb.

ADU Construction in Valley Glen: questions
Going first works when LADBS will sign off the finished unit for occupancy with the house lot still bare, and we raise that question at intake. The unit is then fixed against the final house design before any concrete is poured, since shifting a rated wall after the footings are in means breaking out and forming new ones.
A single level of no more than 500 square feet is the line for the package, and a visit to the Valley Glen lot shows us whether that footprint fits. Here the setbacks drawn on the site plan set which walls need a rating, so we fix them early. Agency fees and any unusual engineering are quoted apart from the package.
Possibly. A detached garage close to a rear or side line can be converted where it stands, since state law asks no new setback of an existing structure. The building code can still ask for rated walls on the sides facing that line when people will sleep there. We probe the slab, check the framing for heat damage and set the conversion against a new unit.
