Fire Rebuild & Reconstruction in Van Nuys
Van Nuys fire rebuild that protects the open frame from rain, checks lumber moisture before drywall, then sets the finished drainage path, with LADBS permits.
A rebuilt Van Nuys house is most exposed to water before it is finished. Between framing and roofing the frame stands open, and a hard storm can soak the subfloor and sheathing. We plan for that stretch: tarps and temporary drainage on the lot, an early target for drying in the roof, and a moisture reading on the lumber before insulation and drywall close the walls. The finished drainage comes after that.
Drying in before the walls close
Framing lumber that gets wet has to dry before it is covered, or mold and shrinkage follow. We set the roof sheathing and underlayment as soon as the rafters pass inspection, wrap openings as the windows arrive, and keep the subfloor covered when rain is forecast. Before the insulation inspection, we test the studs with a moisture meter and wait if the readings are high. That pause is short next to the cost of opening finished walls later, and it goes into the schedule as a named step.
Where the water goes once the house is built
At the base of a stucco wall, a weep screed sits above finished grade so water behind the plaster can drain out. Gutters feed downspouts that carry roof water to an approved outlet, and the yard is shaped to move water off the foundation line. LADBS reviews the drainage along with the structure, energy and fire details, and its inspectors see the work stage by stage. Before move-in we run water down each downspout to confirm it reaches its outlet.

Fire Rebuild & Reconstruction in Van Nuys: questions
Start with a visit to see what the fire and the cleanup left. We check the slab for cracks and heat damage, note any low spots where water could pond, and arrange an engineer's test if reuse looks possible. That record turns into the written scope that sets the permit path and the price.
Yes. Our estimate runs in construction order with a plain description on each line, so lining it up with your insurance scope takes little time. Temporary protection during framing, such as tarps and site drainage, appears as its own item. If the insurance scope has no line for it, the gap is easy to raise.
LADBS holds a Van Nuys rebuild to the City of Los Angeles code in force when the permit issues, for structure, energy and fire safety alike. Where hazard mapping reaches the parcel, the plans add ember-resistant vents and a Class A roof covering with tempered windows. We check the mapping before design starts.
