New Construction in Van Nuys, Built to Shed Water
New house construction in Van Nuys with a lapped weather barrier, sill pans, kick-out flashing and roof drains that carry water away from the walls.
On a new Van Nuys house, water management happens inside the wall long before the siding goes on. A weather-resistive barrier wraps the sheathing, lapped so each upper layer sheds onto the one below. Every window gets a sloped sill pan and flashing tape set in a fixed order, and kick-out flashing turns roof runoff away where a wall meets the eave. Done in sequence, those layers keep the frame dry for the life of the house.
Wrapping the wall
The barrier goes on from the bottom up, so every horizontal lap points downhill. At the base of the wall a weep screed lets any water behind stucco escape, and with lap siding a thin drainage gap does the same job. Penetrations for pipes, vents and wiring get molded collars or tape, never a bead of caulk alone. Inland lots take hard sun, so we choose a barrier rated for the time it may sit exposed before cladding goes on. We photograph each wall before it is covered, so the layers can be checked later.
Windows, decks and the roof edge
Window openings get a sloped sill pan first, then the window, then side flashing, then head flashing tucked under the barrier above. A door to a deck or patio gets the same treatment with a deeper pan. Where a roof meets a sidewall, step flashing runs along the joint and a kick-out at the bottom throws water clear of the wall. LADBS inspectors look at the lath or barrier before the exterior finish goes on, and we schedule that visit before any plasterer starts. Gutters then carry roof water to pipes that discharge where the approved drainage plan shows.

New Construction in Van Nuys: questions
Property lines and ground levels, the bearing capacity of the soil, and the parcel's zoning come first. Then we need the curb outlet or street drain the lot can use. That outlet sets how the roof and yard water leave the property, which shapes the grading plan from the start.
Our opening agreement handles design coordination, engineering and the LADBS permit. Construction is priced on its own and in sequence: site work, foundation, framing, roofing, the systems inside the walls, then the exterior skin and interior finishes. Flashing and the weather barrier get their own line, so you can see what keeps water out.
We coordinate all of them. The survey arrives first and guides the soils investigation, and the frame is engineered from what that investigation finds. Your designer gets each document as it lands. We review the details where structure meets the weather barrier, and we answer each plan check comment through the consultant who owns the sheet.
