The outside of a new Winnetka house goes on in a fixed order, from the top down and from the inside out. Roofing is finished first so the frame stays dry, then windows and doors are set, then the weather barrier and flashing, and only then lath and stucco or siding. Paint, flatwork and final drainage come last. LADBS inspects at the points where one layer is about to hide the one beneath it.

Roof, openings and the barrier

A dry frame matters most early, so roofing goes on as soon as the sheathing is nailed and inspected. Windows and exterior doors follow, each set over a sloped pan and flashed at its sides and head before anything covers the wall. The weather barrier wraps the house next, lapped so water always meets an upper layer first. Penetrations for pipes, vents and electrical boxes are sealed at that same stage. The inspector looks at this work before lath goes on, and we photograph every wall.

Cladding, then the ground around it

Stucco takes several coats with curing time between them, and each coat is kept damp so it does not crack. Siding goes on with its own clearances above grade and above roof lines. Paint follows once the finish has cured. Only after the walls are done do the driveway, walks and patios get poured, so scaffolds and heavy equipment cannot crack fresh concrete. Final grading and the drains around the house close out the exterior, and the city signs off on them at the final inspection.
