Winnetka Structural Work That Lifts the Floor First
A Winnetka floor that sagged after a fire is lifted slowly back toward level before new posts, footings or finishes go in, in an order LADBS inspects.
When firefighting water and heat leave a Winnetka floor sagging over its crawlspace, the first structural step is to raise it, slowly. Jacks on temporary cribbing lift the girders a little at a time over several days, which lets the framing, plaster and door frames above adjust without cracking. New posts and footings are built once the floor is close to level, and finish repairs wait until the structure has settled.
Raising the floor in stages
We start by measuring floor heights on a grid so the engineer can see where the low spots are and how far they dropped. Hydraulic or screw jacks go on solid cribbing under the girders, never on bare soil, and each is turned a small amount per session. Between lifts we check the walls and ceilings above for new cracks and the doors for fit. A floor that has sagged for a long time may not come fully back without damage, so the engineer sets how far to lift and where to stop.
New support, then the finishes
When the floor reaches its target, new posts are set on footings poured to the drawings, and the old posts and pads that failed are removed. Burned or rotted girder sections are replaced or sistered while the jacks still hold the load. LADBS inspects the footings before concrete and the framing before the crawlspace access is closed. Only after that sign off do we patch plaster, plane doors and refinish floors, so nothing in the house is repaired twice. Your quote follows that same order, stage by stage.

Structural Work in Winnetka: questions
Measure the floors and go underneath. In the crawlspace we look at posts, pads and girders for char, rot and settling, probe the sill along each wall, and record how far each room sits out of level. Walls with soot inside the cavity get a small opening. The engineer receives the readings with photos.
Raising a sagged floor, replacing girders or posts, adding footings and repairing any burned member that carries load all need an engineer's design. Cleaning soot off framing that is still full size does not. The engineer's details go to LADBS with the Winnetka permit set, along with the jacking sequence when one is required.
With the crawlspace already open for the floor work, it is a good time to bolt the sill to the foundation and brace any cripple walls with plywood. Open walls above can take shear panels and hold-downs. The engineer adds these to the repair drawings, and they are inspected alongside it.
