New Construction in Tarzana, Kitchen to Patio
New house construction in Tarzana planned for daily life between kitchen and yard: a level threshold, a covered patio and outdoor power where it is used.
Daily life in a new Tarzana house can flow from the kitchen straight onto a covered patio, if the plans make room for it. That means a wide door with a threshold low enough to roll a cart over, a patio slab set just below the floor and sloped away, and shade on the side that takes the late sun. Power, light and a hose bib go where the outdoor table and grill will sit.
The threshold and the slab
A low threshold only works if water cannot follow it inside. We set the patio slab a short step below the interior floor, slope it away from the house, and place a trench drain along the door where the gap is smallest. The door itself sits on a sloped sill pan with flashing lapped under the weather barrier. Sliding and folding doors are chosen with drainage built into the track. The result is a doorway you can walk through with full hands that still keeps a hard storm on the patio side.
Shade, power and the patio cover
An attached patio cover is framed and permitted with the house, so LADBS reviews its beams, posts and footings with the rest of the structural set. Its ceiling can carry fans and lights wired during rough electrical. Weather-resistant outlets go where a grill, a heater or a string of lights will plug in, each on a protected circuit, and a hose bib sits near the planting. On the side that faces the afternoon, the cover's depth is sized to shade the glass. All of it is drawn before framing, so nothing is added later through finished stucco.

New Construction in Tarzana: questions
Tell us how you plan to use the yard: where the table goes, whether you want a gas line for a grill or a heater, and which way the lot faces. A patio cover can count against the lot's coverage limits, so it belongs in the design from the start, next to the survey, the soils study and the height rules.
The patio cover rides along in the permit set, priced with design, engineering and LADBS approval before anything is built. Construction follows under a separate price arranged in building order, from slabs and walls up to the roof and the finishes. The patio cover, its wiring and the drained threshold each appear by name, so the outdoor work can be adjusted without touching the rest.
Coordinating it all is on us. Survey work comes first, the soils study follows, and the structural engineer sizes the house and patio cover from both. We review door and threshold details with your designer so drainage and flashing line up, check that every document agrees, and pass Tarzana plan check questions to the consultant who drew that sheet.
