Winnetka ADU Construction and the Route to the Back of the Lot
Winnetka ADU construction that starts with the route trucks take to the back of a cleared lot, laid out around the old house's buried, capped service lines.
Every load for a Winnetka backyard unit, from footing steel to roof trusses, travels one strip of ground on its way to the rear of the lot. After a fire, that strip may cover the capped stubs of the old house's water, sewer and gas lines. We trace those lines before anything heavy arrives, then fix a single route to the back and hold to it, so the soil over each pipe stays protected through the whole build.
Tracing the old lines
A locator picks up metal pipe and tracer wire and follows them back from the capped ends near the street. Clay or plastic sewer pipe gives it no signal, so we open a small hole by hand along the likely path of the lateral and measure its depth with a probe. Before any shovel goes in, the 811 ticket brings each utility out to paint its own service from the street to its meter. Every line we find gets paint on the surface and a stake at each bend, and the truck route goes onto a lot sketch beside the staging pad for lumber and pallets.
Bridging the lines and timing the heavy loads
Where the route has to cross a shallow pipe, steel plates or crane mats go down over it, and a loaded wheel then presses on a wide patch of soil. Pins hold the plates still when a driver brakes. We book the concrete for footings and slab, along with the bundled framing lumber, while that cover is down, since those trucks weigh the most. Windows, drywall and cabinets follow on lighter vehicles or a hand cart. With the frame up, the plates are lifted, each marked line is looked at again for damage, and only then are the trenches for the unit's own utilities dug.

ADU Construction in Winnetka: questions
Yes, if LADBS gives the unit its final and approves occupancy ahead of the house. Going first changes the route plan. The unit's new water and sewer lines are laid early and then sit under the path the house deliveries will take, so those fresh pipes get the same plates and paint marks as the old ones.
Qualifying turns on the unit itself: a single story holding no more than 500 square feet, sited where the setbacks leave room. On our Winnetka site plan, the capped lateral, the water service and each new tie-in point are drawn on the same sheet as the delivery route that crosses them.
If the fire spared the garage, it may stand close to the delivery route, so we fence a buffer around it to keep loaded trucks off its slab edge. Converting it calls for footings under the walls, studs and rafters without heat damage, and a sewer path to a new bathroom, each confirmed with a probe or an opened wall.
