New Construction in Reseda, Built for Every Day
New house construction in Reseda laid out for step-free daily living, with a ground-floor suite, wide halls and a curbless shower formed in the slab.
A new Reseda house can be planned so nobody needs a step to reach the front door, the kitchen or a bedroom with its own bath. Getting that right starts at the slab. Door openings, hall widths and a curbless shower all have to be drawn before concrete is poured, because a shower floor recessed into the slab cannot be added later. We plan it with your designer from the first layout.
The step-free route
We trace a path from the driveway to the bed and the toilet with no step on it. The entry gets a low threshold and a gently sloped walk where the ground allows, with a covered landing so rain stays off the sill. Halls are drawn wide enough for a walker, and doors get lever handles and clear space on the latch side. Solid wood blocking is added to the bathroom walls while they are open, which lets grab bars go up later with no drywall removed. Switches and outlets are set at heights a seated person can reach.
The bathroom and the slab
A curbless shower needs its floor dropped below the rest of the bathroom, so the slab is formed with a recess where the shower will sit. The drain goes in during underground plumbing, sloped toward a linear grate, and the waterproof membrane runs up the walls and out across the floor. We pick a slip-resistant tile and a handheld shower head on a slide bar. LADBS reviews the plumbing and the energy forms as with any new house, and the inspector sees the shower pan flood tested before tile.

New Construction in Reseda: questions
Beyond the survey, soils findings and coverage limits, tell us who will use the house and how they get around, including anyone on a walker or in a wheelchair today or perhaps later. Those answers set door widths, hall widths and the spot where the slab needs a recess for the shower.
There are two estimates. One is for the paper stage: coordinating the design, the engineering, the energy forms and the LADBS permit. The second, written after approval, walks the build from site prep and the recessed slab through framing, roof, rough trades and finishes. Accessibility details such as wall blocking and the shower recess appear on their own lines.
Our team schedules them. The surveyor draws the lot first, borings are placed from that drawing, and structural design for slab and frame follows with both in hand. Your designer receives every report as it lands, and we route each plan check comment back to the person who can answer it.
