New Construction in Sun Valley, Planned From the Sewer Line Up
Before a new Sun Valley house is drawn, a camera goes down the old sewer line. Its route, depth and condition decide where drains run and how floors sit.
The sewer line that served the old house usually stays in the ground after a Sun Valley lot is cleared, and its condition stays hidden until a camera goes down it. Roots, cracked joints or a sag that holds water can show on the screen, and heavy equipment on the lot may have crushed a section. What the camera finds changes the plans: a sound line can be reused, and a failed one is replaced and redrawn.
What the camera shows
A plumber feeds the camera in through the cleanout, or through the capped stub left when the house came down, and runs it out to where the line meets the main in the street. The recording shows the pipe material, each joint, any roots and any low spot where water stands. A locator on the camera head lets us mark the route and depth on the ground above, so the surveyor can add the line to the site map. Depth at the property line matters most, since it sets how low a drain inside the new house can sit and still flow downhill.
How the finding moves the design
A deep, sound line leaves the designer free to place bathrooms and the kitchen almost anywhere on the ground floor. A shallow one narrows the choices. The finished floor may have to rise, the lowest fixtures may move toward the street side of the house, or a sewage pump may be drawn in for a room that sits too low. A line that fails the camera test is replaced from the house to the connection, and the work in the street carries a separate city permit. Each of these decisions reaches the plumbing sheets before LADBS reviews them.

New Construction in Sun Valley: questions
Mostly what sits below the surface. A camera run through the old sewer line, the locations of the water and gas services, and soil borings tell the designer where the house can sit and how its drains will reach the street. Above ground, a boundary survey and the zoning rules for the parcel cap the size of the house and set how near each line it may stand.
The sewer camera, survey and borings run first, so the quote is built on what the ground holds. Those early steps, the design and engineering work and LADBS plan check share one written figure. Construction gets a second figure once LADBS approves the plans, with each stage named, and a replaced sewer line shown as its own item so its effect on the total is easy to find.
That job is ours. On this lot the group reaches past the surveyor and the engineers to the plumber with the sewer camera, and each one's findings land on a single shared site map. We set the order they work in, pass each report to whoever needs it next, and answer LADBS plan check together with the consultant whose sheet drew the comment.
