New Construction in Pacoima
A new Pacoima house roofed with light, cool-rated asphalt shingles for hard inland sun, counted in the energy model and reviewed by LADBS at plan check.
Light-colored asphalt shingles with a cool rating are our first pick for the roof of a new Pacoima house. Under hard inland sun, a dark roof soaks up heat that moves into the attic and down into the rooms. A cool-rated shingle reflects much of that sunlight and sheds the rest faster. The product's tested values go into the energy model, and LADBS reviews the roof as part of the permit set.
How a cool shingle works
Ordinary shingles get their color from mineral granules. Cool-rated versions use granules coated to reflect more of the sun's infrared light, even in medium tones, and each product carries a tested reflectance and emittance on its label from the national roofing rating council. The energy consultant enters those values, which can lower the cooling load the system is sized for. Shingles stay light to handle on site, need no structural upgrade and are simple to repair if a section is ever damaged.
Underlayment, vents and the inspection
Under the shingles, a synthetic underlayment holds up well if the deck sits exposed for a few days. Starter strips, drip edge and metal valley flashing complete the layers. Attic vents at the eaves and ridge let hot air escape, unless the design brings the attic inside the insulated envelope. The installer follows the maker's nailing pattern, which matters for the wind rating. The LADBS inspector checks deck nailing before roofing starts and the finished roof at final, and we keep the product label for the energy rater.

New Construction in Pacoima: questions
Lot lines from a surveyor, soil data and the zoning limits come first, along with where sewer, water and power connect. We also note which way the lot faces, since roof planes that catch afternoon sun guide the shingle color and where the overhangs go.
Survey, soils, design coordination, engineering, the energy model and LADBS plan check are priced up front. Once plans are approved, construction is split into priced phases, footings through roofing and paint, and each phase reaches you as a written figure before it goes on the calendar.
That task belongs to us. Surveying and soil testing lead, and the structural engineer and energy consultant follow once the floor plan holds. Hire them directly or through our contract. Their reports come to us first, and every consultant works to the same written timeline.
