New Construction in Arleta, Trade by Trade Inside the Frame
New house construction in Arleta with the trades inside the frame in a set order: plumbing, ducts, wiring, then insulation and the inspections between them.
Once the frame of a new Arleta house is up and inspected, the trades inside the walls follow an order set by what bends and what does not. Drain lines need fixed slopes, so plumbing goes first. Ducts are bulky and come next. Wiring is flexible and threads around both. Low-voltage cable follows, then insulation, and each stage waits on its sign-off before the following stage covers it.
Why plumbing leads
Waste and vent pipes have the least freedom in the house. A drain must fall steadily toward the sewer, and a vent must rise through the roof without crossing a beam it cannot pass. So the plumber lays out every stack, drain and vent while the walls are open and clear, drilling and notching only where the framing plan allows. Supply lines follow. The heating and cooling installer then runs ducts through the spaces left, keeping them inside the insulated envelope where the energy forms expect them. Any clash is settled with the framer before it becomes a cut joist.
Wiring, insulation and the inspections
The electrician comes after the ducts, pulling circuits through bored holes and setting boxes at heights marked on the plans. Network and speaker cable follow on their own runs. LADBS then inspects the rough plumbing, mechanical and electrical work, which can happen in a combined visit, before anything is covered. Insulation goes in next and gets its own inspection, and a HERS rater may check how well it was installed. Only then does drywall arrive. You receive a short written update as each of those stages closes.

New Construction in Arleta: questions
Boundaries and levels from a survey, the soils report, and the height and floor area rules come first. Tell us early about any features that crowd the walls, such as a large range hood, a whole-house fan or a sound system, because they shape where stacks and ducts can run before framing begins.
Planning work is priced on its own: design, engineering and the LADBS permit. The build is then priced in the order it happens: site work, foundation, framing, rough plumbing, ducts, wiring, insulation, drywall and finishes. Each trade's line states its scope, so you can see where a change to a fixture or a fan lands.
Every consultant answers to our schedule. Mapping the lot comes first, soil borings are sited using that map, then the structural engineer designs from both, marking where joists may be drilled. We share those limits with the plumbing and mechanical designers, check that the drawings agree, and hand each Arleta plan check note to the consultant who wrote that sheet.
