New Construction in Manhattan Beach Under a Metal Roof
A new Manhattan Beach house under an aluminum standing seam roof, fastened in stainless and laid over an underlayment that earns a Class A fire rating.
Aluminum standing seam is the roof we price first for a new Manhattan Beach house. Salt in the air near the ocean eats at painted steel panels from every scratch and cut edge, and aluminum forms its own protective skin that holds up far longer. Over the right underlayment, a metal roof also earns a Class A fire rating, which suits a house rebuilt from a cleared lot to the fire code now in force.
Panels, clips and fasteners
The panels run from ridge to eave in a single length where the roof allows, so there are no end laps for water to find. Concealed clips hold them to the deck and let each panel move as it warms and cools. Every fastener and clip is stainless or aluminum, since mixing metals near the ocean starts corrosion where they touch. Trim, flashing and gutters are formed from the same alloy, and the paint is a factory coating rated for coastal exposure.
Under the metal and at review
Beneath the panels goes a high temperature self-adhered underlayment over the plywood deck, with a slip sheet where the panel maker asks for one. At the ridge and the eaves, closures block embers and birds from the space under the panels. The City of Manhattan Beach reviewer checks the roof assembly listing for the Class A rating and the uplift values the engineer calculated, and the inspector sees the underlayment before any panel goes on. We keep the maker's installation guide on site for that visit.

New Construction in Manhattan Beach: questions
Send what you know about the earlier house's foundation, along with the boundary survey and any soils report. Manhattan Beach zoning caps on height and lot coverage shape the roof study, as do utility locations and anything recorded on title. A sloping lot calls for a topographic survey as well.
Approvals are quoted as a block: design coordination, structural and energy engineering, and the City of Manhattan Beach permit. With approved plans in hand, the build receives its own written figure and runs foundation, frame, roof, rough trades and finishes, each closed by an inspection and a written update.
Coordination is handled by our office from the first survey to the last inspection. Lot mapping, soil borings and structural design follow in that order, with the engineer also checking roof uplift. Their dates sit on one schedule, and every plan check comment is routed to its owner.
