Wood trim around the windows and along the fascia of a small unit soaks up damp air near the ocean, then swells, checks and peels. For a Manhattan Beach ADU we use cellular PVC boards there: they cannot rot, hold paint well and give termites nothing to eat. They do move with temperature, so long runs get stainless screws, glued scarf joints and room to expand at each end. Each board is cut and fastened to that plan before paint.
Fastening and finishing PVC trim
Cellular PVC grows and shrinks more than wood as the sun warms it, so long fascia boards are joined with a glued scarf and fastened at close spacing with stainless trim screws into solid framing. Light paint colors keep the boards cooler and steadier. Around each window, the trim sits over the flashing and the window's own fin, with a sealant gap at the frame, and the head trim gets a metal drip cap. Where the trim meets stucco or siding, a backer rod and sealant let each material move. Every detail is drawn and listed in the scope.

The City of Manhattan Beach issues building permits through its own building division, so the ADU set is filed there. The plan checker reads the exterior wall assembly, the structure and where the unit stands on the lot, and may ask for the trim product's listing, which we attach to the set. Whether the parcel needs a coastal approval depends on its location, and we look that up first. On site, the window flashing is inspected before any trim covers it, well ahead of the last visit.

Dust is the thing to plan for in that order, once the city approves the unit for occupancy. Living beside a house build, the windows may stay shut on dusty days, so we add a fresh-air fan with a filter that keeps the rooms comfortable with the windows closed.
