Steel, concrete and cover
The engineer sets the depth of concrete over each reinforcing bar, and on a lot exposed to moist air we hold that cover carefully during the pour, using chairs and spacers that keep the steel from sagging toward the soil. Anchor bolts and hold-downs that run up into the framing are hot dipped galvanized or stainless. A vapor barrier under the slab and a sealed sill plate gasket stop ground moisture from wicking into the wood. Where the soils report calls for it, a denser concrete mix slows water moving through the footing itself.
Inspection before every pour
The City of Manhattan Beach, through its building department, reviews the foundation plan and sends an inspector to the open trenches before any concrete arrives. The inspector checks footing depth and width, the size and spacing of the steel, the hold-down locations and the anchor bolt layout against the approved sheets. Nothing is poured until that card is signed. The same steps apply to the slab and to any retaining walls.
