New Construction in Torrance, Even Air in Every Room
New house construction in Torrance planned for daily comfort, with a heat pump, ducts inside the insulated envelope, zoned thermostats and filtered fresh air.
Living in a new Torrance house each day should mean every bedroom holds the same temperature as the kitchen, the system runs quietly, and the filter swaps out without a ladder. Those daily details are settled in the mechanical design, well before drywall. On a cleared lot we locate the heat pump, the duct runs and the returns while the house is still on paper, so each room is served and the equipment stays reachable.
Keeping ducts in conditioned space
Where the framing allows, we route supply ducts through dropped soffits or floor joist bays inside the insulated envelope, so air arrives at the temperature it left the unit. A load calculation sets the supply size for each room. Bedrooms get their own return or a transfer grille, which lets a door stay shut without choking airflow. The air handler goes in an interior closet with its filter at standing height, and near the ocean the outdoor condenser gets a coated coil and stainless steel brackets.
Zoning, fresh air and testing
A plan with an upper floor can split into upstairs and downstairs zones, each with a damper and thermostat, so the bedrooms above stop drifting warm. The state energy code requires mechanical fresh air in a new house, and we meet it with a balanced unit that filters incoming air and pulls stale air from baths and the kitchen. Humidity sensors switch the bath fans. A certified rater checks duct leakage and airflow before final, and the City of Torrance inspector reviews those test results with the rest of the house.

New Construction in Torrance: questions
Which way the lot faces matters to the mechanical design, along with how close the neighboring walls stand, because sun and shade feed the load calculation. Send the boundary survey, any soils findings, the zoning limits and old permits for the earlier house as well.
Two written prices cover the job. Design coordination, engineering, energy modeling and the City of Torrance permit make up the first. The build gets its own figure, worked up from the approved set, and runs foundation, framing, roof, mechanical rough-in and finishes, with an inspection closing each stage and a short written update after it.
Scheduling the consultants is our office's job. The surveyor goes first, then the soils engineer and the structural engineer, and the energy consultant and mechanical designer join once the layout is fixed. Comments from city plan check come to us, and each one goes to the consultant able to answer it.
