New Construction in El Segundo, Groundwater Checked First
New house construction in El Segundo that reads the groundwater depth in the soils study first, since a high water level changes the foundation and the dig.
Groundwater close to the surface is a hidden condition nobody sees on a cleared El Segundo lot until the soils engineer drills. If the borings hit water, the foundation, the excavation and the waterproofing all change before design goes further. That is why we order the geotechnical study ahead of the final plans, and why the water depth in the report is the first line we read.
Finding the water
The engineer logs each boring and notes where the soil turns wet, and may leave a slotted pipe in one hole to read the level again once it settles. Near the ocean, readings can move with the tide and the season, so the report sets a design water level with a margin above what was measured. It also says whether trench walls can stand on their own or need support. The structural engineer and our superintendent both work from that number, and the City of El Segundo reviewer sees it on the foundation plan.
What a high reading changes
Shallow water rules out a basement or a sunken garage without heavy dewatering, so the plans may keep the house on grade. Footings may be widened to spread load in wet soil, and the slab gets a heavier vapor retarder over a layer of clean crushed rock. Excavation is timed and pumped so trenches stay firm for the inspection. Should any part of the house sit below grade, its walls get a bonded waterproof membrane and a drain at the footing. Each change is priced in writing before the work begins.

New Construction in El Segundo: questions
Any sign of water below helps: did the old house have a basement, a sump pump, or a soils report from years back? Beyond that, design needs the boundary survey, El Segundo zoning caps on height and lot coverage, and the utility connection points.
Planning is quoted first: design coordination, the geotechnical study, engineering, energy calculations and the city permit. Construction is priced once the approved plans settle the foundation type, and it moves stage by stage. An inspection signs off each one, and a note in writing follows.
We line them up from our office. The surveyor goes first, the soils engineer follows with borings set out on that map, and the structural engineer shapes the foundation around the report. If water turns up, a waterproofing consultant joins, and everyone stays on a single schedule.
