San Pedro ADU Construction Placed Around the Gas Meter
San Pedro ADU construction placed around the gas meter, with regulator vent clearances drawn first and the gas line to the unit protected from salt air.
Gas reaches a San Pedro house through a meter and a pressure regulator, and the regulator's vent can release gas if it ever relieves pressure. The utility therefore keeps windows, doors, fresh air intakes and spark sources a set distance from that vent. A backyard unit is placed with those distances in hand. If the meter came out after the fire, its new position is agreed with the gas company before we fix the footprint.
Vent clearances on the drawings
We draw the meter at its existing or agreed location and swing the required clearances around the vent as circles. Operable windows, doors, the dryer exhaust, any mechanical intake and electrical equipment that could arc then go outside those circles. When the footprint that suits the unit lands inside one, relocating the meter is often the simpler fix. That relocation belongs to the gas company, which chooses the new spot under its own rules and moves the meter itself. House piping from the meter outlet to the unit is permitted through LADBS and holds a pressure test before the trench is closed.
A gas line built for salt air
Air off the ocean carries salt that eats at bare steel, so the gas line to the unit is protected wherever it runs. Exposed pipe is factory coated or primed and painted for metal, and its straps are stainless. At the point where the line drops underground, a wrapped riser keeps the coating unbroken, and the buried run is coated steel or polyethylene laid with a tracer wire so a locator can find it later. We also check the parcel against the coastal zone map before design. If it falls inside, a coastal development permit or a formal exemption has to be in place before LADBS issues the building permit.

ADU Construction in San Pedro: questions
LADBS has to approve occupancy of the finished unit first, and then it can. For the rest of the house build the unit depends on the meter, so we ask the gas company to set it where the house foundation and its trenches will not reach, and steel posts go in front of it to keep a reversing truck from striking it.
The package is written for a single-level unit whose floor area stays within 500 square feet, set inside the setbacks. On a San Pedro site plan we add the meter, its vent circles and the measured gap to each nearby window or door, because a footprint that clears the setbacks can still crowd the vent.
A garage with the meter on one of its walls can take new windows and doors only where the vent allows, which sometimes sends the bedroom window to the far side. Salt air is the other concern, so we pull back siding at the base of the walls to look for corroded hold-downs and anchor bolts, and we test the slab and rafters for fire damage.
