New Construction in San Pedro When the Trench Hits Rock
New house construction in San Pedro where rock found in a footing trench is checked by the soils engineer, and the footing design is revised before any pour.
Shallow rock can stay out of sight on a cleared San Pedro lot until the first trench is dug. The borings may hint at it, yet a footing line can still meet stone between them. Finding it changes the digging method, the footing design and the schedule, and it can work in the build's favor, since sound rock carries far more load than soil.
When the excavator stops
If the bucket refuses, we stop and call the soils engineer to the trench. The engineer confirms whether it is bedrock or a boulder and logs its depth. A boulder comes out with the excavator or a breaker. Bedrock may stay, with footings stepped down to sit on it or doweled into it, as the engineer directs. Breaking rock is slow and loud, so that work runs within the permitted construction hours, and the change is written up and priced before it goes ahead.
What it changes in the plans
A footing that bears on rock may be narrower, but the engineer often wants it keyed into the rock or pinned with steel dowels so it cannot slide. Where part of the house sits on rock and part on soil, the engineer weighs uneven settlement and may deepen the soil footings or add a grade beam tying the two together. Plumbing trenches through rock get the same attention. The LADBS inspector sees each revised trench, and we file the engineer's field letters with the permit records.

New Construction in San Pedro: questions
Anything known about what the earlier house stood on helps, including rock, fill or a retaining wall. Coastal zone status matters, since it adds a permit step before LADBS. Then the boundary survey, any soils report, utility points and title easements.
Planning work carries its own written price: design coordination, the soils study, engineering, energy work and the LADBS permit. Construction is priced from the approved drawings and staged from foundation to final, and any rock found in the trenches is priced as a written change. Each stage ends with an inspection and a written update.
Scheduling them is our job. Lot mapping leads, borings follow, and structural design draws on both. When excavation meets rock, the soils engineer comes out, and the field letter passes to the structural engineer so the revision reaches LADBS without delay.
