ADU Construction in North Hollywood, Placed Clear of the Sewer
North Hollywood ADUs on a fire rebuild lot, placed clear of any public sewer easement, with the sewer clearance, LADBS plan check and an inspected build.
A public sewer main can run along the back of a lot, inside an easement the city keeps for reaching it, and on a North Hollywood parcel that line may sit where an ADU would go. Once the fire debris is gone, we check the city's sewer maps and the title report, then mark any easement on the ground. A unit placed across that strip needs approval from the city's engineers, and some placements are refused.
Building near a public line
Even when an ADU stays off the easement, its footings must not press on the pipe or block the city's way to a maintenance hole. The engineers may set a minimum distance from the main, or ask for footings that reach below the pipe's zone of influence. Meeting those terms on paper costs far less than meeting them in the field, so we settle them before the unit's outline is fixed. The unit's own drain then joins the house lateral or takes its own connection, as the city and the pipe depth allow, and an inspector sees that line open in its trench.
Two offices, one sequence
Two offices look at an ADU close to a public sewer. LADBS reviews the building itself, from the footing design to the final inspection, and it holds the permit until the engineering clearance for the sewer is on file. That clearance is a separate sign-off, so we request it as soon as the site plan fixes the unit's position. The main house plans may need the same clearance later, and showing both buildings on the first site plan gives the engineers the whole picture at once. After the permit issues, the unit goes up in inspected stages toward its final sign-off.

ADU Construction in North Hollywood: questions
It can, if the city lets you occupy the unit before the house is complete. The sewer easement can shape the order as well. When it takes the rear strip of the lot, the ADU may need a spot the main house plan also wants, so both footprints get settled on one site plan before either building is drawn in detail.
The package covers a one-level unit that tops out at 500 square feet, and we measure your lot against that before you commit. On a North Hollywood lot with a sewer easement, the site plan must mark the easement lines and the unit's distance from the main, and that sheet goes to the city's engineers as well as to plan check.
A garage built along the back line may already sit on or near an easement, and converting it can still bring the city's engineers into the review. We check the records for a public line under it, then look at the slab, the wall framing and the roof. If its position is accepted and the structure is sound, we price the conversion, with a new detached unit priced alongside it.
