Toluca Lake ADU Construction With a Butterfly Roof
Toluca Lake ADU construction with a butterfly roof whose two planes fold down to a lined center valley and drain through one end wall to a buried yard line.
A butterfly roof on a Toluca Lake ADU tips both of its planes inward, so the rain they catch meets in a center valley and runs to one end of the building. There a scupper carries it out through the wall. The high outer eaves leave space for a band of clerestory glass, which brings daylight into the unit from above the construction fence that will surround the main house as it is rebuilt.
A valley built to keep moving
The valley is the one part of this roof where water gathers, so its framing is tapered to give it a constant fall toward the outlet end. Over the deck we lay a self-adhered membrane, then reinforce the valley with a second ply or a formed metal pan, lapping each layer so the upper piece always covers the lower one. The scupper is a soldered box set through the end wall, with its flange tucked under the valley lining. Beside it, a backup scupper with a slightly raised sill gives a storm somewhere to go if leaves have packed the first.
Carrying the water across the yard
Below the scupper, a conductor head collects the stream and feeds one downspout, and the downspout empties into solid pipe buried on a steady fall to a drain outlet or a dry well. Because the whole roof empties there, that pipe is sized for a heavy storm off both planes. A cleanout at its base lets the line be flushed. Where a dry well is used, its location and depth follow the soils report and keep it clear of the unit and of the future house footings. LADBS reads the drainage route as part of the unit's permit set.

ADU Construction in Toluca Lake: questions
It can, after LADBS grants an occupancy approval for the finished unit. The clerestory band helps through that stretch, letting light in over the fence while the lower windows stay shaded from the work beside it. Whenever the house is being framed or plastered, we cover the scupper screen and the yard drain grate so dust and drips cannot block them.
A butterfly roof has no bearing on eligibility. That rests on the unit being a single story with 500 square feet or less of interior, placed within the setbacks of your Toluca Lake lot. What the roof changes is the drawing work: the roof plan shows the valley's fall and both scuppers, and a beam under the low center line is sized in the structural calculations.
A garage roof is often framed with shallow rafters that leave little depth for the insulation a dwelling needs. A conversion can keep the existing roof and add rigid board above the deck, or hang a new ceiling with deeper joists beneath it. Reshaping a garage into a butterfly seldom pays off. We also probe the slab edge and look over the studs for heat damage.
