ADU Construction in Cerritos
Cerritos ADUs under a gable roof: gutters on both eaves, downspouts led to the yard drain, a Class A covering, and a permit from the city.
A gable roof sends rain off a Cerritos backyard unit in opposite directions, so both long eaves get gutters and each corner gets a downspout. We decide where every downspout lands before the roof is drawn: on splash blocks over planted ground, or into solid pipe that carries the water toward the street. Either way, it has to stay clear of the property line and of the replacement house still to come.
Covering, flashing and edges
Asphalt shingles or concrete tile, each available with a Class A rating, suit a gable at a moderate pitch. A drip edge at each eave sits under the underlayment so water drops cleanly into the gutter, and the rakes get their own metal edge over it. Skylights and vent pipes get their own flashing kits, and wherever a wall meets the roof, step flashing goes in with counterflashing over it. Inland sun and dry wind wear on sealant first, so we favor metal flashing details that stay tight without caulk.
Where the downspouts go
Water from both eaves is a lot to put in one place, so we split it. Downspouts on the yard side can empty onto splash blocks where the ground falls away and takes water well. On the side facing the property line, they tie into solid pipe that runs to a curb outlet or a dry well. Finished grade falls away from the unit's walls on every side, and the pipe is routed outside the future footprint of the main house. Plan review covers this drainage, and the final inspection includes it.

ADU Construction in Cerritos: questions
The roof drainage is planned for that case from the start. If Cerritos clears that sequence for the parcel, the family can be living in the small house while the main roof is still being framed, so its gutters and downspout lines are laid out to join the main house drainage later without opening the yard again.
A single story with a floor of 500 square feet at most is the starting test. The Cerritos lot must also fit it within the setbacks and give it a sewer path, both confirmed in person. During that visit we also sketch the drainage route onto the site plan.
We start overhead. The roof of an older garage is often built just to keep rain off a car, with no ceiling and little depth for insulation, so new joists may be needed. We also check which way its eaves drain, since a conversion should not send roof water toward a neighbor. The floor and walls come after that.
