Driveway and garage water on a new Cerritos house has to leave without reaching the floor or the foundation, and we plan that route before any concrete is placed. The garage slab falls gently toward its door, the driveway pitches away from the house, and where the street sits higher than the garage, a channel drain across the apron catches runoff before it gets to the door.

Garage floor and framing

The garage slab sits below the house floor and slopes toward the vehicle door, so water from a wet car or a leaking water heater runs out. Garage wall plates bear on a raised curb or treated sill that keeps standing water off the framing. A gas water heater in the garage stands on a platform that lifts its burner clear of the floor, over a pan piped to drain. Floor drains inside the garage are left out unless they run to an approved separator, since a plain drain would carry oil into the sewer.

Driveway, apron and side yards

The driveway is formed to fall from the garage toward the street or a drain inlet, with control joints cut so any crack follows a straight line. If the driveway must slope toward the house, a slotted channel drain across the apron carries the water through pipe to the street or to a dry well shown on the approved grading plan. A shallow swale runs along each side yard, and downspouts on the garage wall connect to solid pipe. The inspector checks forms, the drain and its outlet before the pour.
