ADU Construction in Whittier
Whittier ADUs roofed in standing seam steel for an inland lot: a reflective finish against hard sun, a Class A assembly, then plan review and the build.
Standing seam steel is the roofing we put forward for a Whittier backyard unit. On an inland lot it takes hard sun and dry wind without curling or cracking, and a light, reflective finish sends much of the heat back off the roof before it reaches the rooms below. The panels do not burn, and installed over the right underlayment they form a Class A assembly, a useful trait on a rebuild after a fire.
How the panels go on
On a unit this size, every panel is a single length from eave to ridge, which leaves water no crosswise joint to work into. Hidden clips fasten them to solid sheathing and let the steel expand and contract as the day heats and cools. A high-temperature underlayment goes below, and the eaves and ridge are closed off with metal closures so embers and pests cannot slip under the seams. Vent pipes pass through boots made for metal roofing, and gutters hang from the fascia just below the panel ends.
Solar, heat and review
Solar panels, which the energy code generally asks of a new detached unit, clamp onto the raised seams, so the racking needs no holes through the roof. The reflective finish and an insulated, ventilated roof assembly help keep the unit cool, and the energy forms show both. The city reviews the roofing with the plans, and an inspector sees the roof before final. Steel panels can also be ordered in the same color and profile for the main house later, so the two roofs match.

ADU Construction in Whittier: questions
A finished roof over the small house helps that order work. If Whittier approves the sequence for your lot, the family can live under the steel roof of the unit while the main house is framed nearby, and the experience of that roof through a season of sun tells you whether to repeat it on the larger one.
The package applies to a Whittier design that keeps to one floor and tops out at 500 square feet, provided the setbacks leave a place for it and a sewer connection can reach that spot. We confirm those points in person before any agreement is signed.
Garage roof framing can be light, sized for a simple covering and no ceiling. Before a conversion, we check whether the rafters can carry insulation, a ceiling and new roofing, and whether a steel roof can go on over solid sheathing. The slab and the car opening are looked at next.
