Water can harm a new house from the inside as easily as from above: a supply line that lets go, a water heater that weeps, a washer hose that splits. On a new Palms house rebuilt from the slab up, we design for that. Every appliance that holds water sits in a drained pan, the main line can get an automatic shutoff, and the plumbing is laid out so a leak shows itself quickly.

Pans, drains and shutoffs

A drained pan goes under the water heater, piped to a floor drain or to daylight, and a laundry on an upper floor gets the same. Refrigerator and dishwasher lines use braided supply hoses with quarter turn valves within reach. We can add a leak sensor at each wet appliance, wired to a valve on the main that closes when water is detected. Shutoff valves for each bathroom are placed where they can be reached without tools, and the main valve is labeled and kept clear of storage.

Where the pipes run

Supply pipes stay out of exterior walls where the plan allows, and drain lines from an upper bath run in a chase over a closet or hall, so a slow leak appears where it can be found. Showers get a waterproof membrane that is flood tested before tile. The plumber pressure tests every line during rough-in, and LADBS inspects the system before insulation hides it. The condensate line from the air handler drains by gravity to an approved spot, with a float switch that shuts the unit off if it backs up.
