New Construction in Rancho Palos Verdes, With Radiant Floors Planned In
Heated floors in a new Rancho Palos Verdes house work when the tubing, heat pump and floor finishes are all settled before the slab is poured.
Will heated floors work in a new house? On a cleared Rancho Palos Verdes lot they will, as long as the decision comes before the concrete is ordered. Radiant tubing is cast inside the slab or fixed under the subfloor, so it shapes the foundation and the framing alike. We settle the heat pump, the zones and the floor finishes as one package while every change is still a line on paper.
Tubing in a slab or under a floor
On a slab, rigid foam goes down over the vapor retarder first so heat moves up into the room and little is lost to the ground. PEX tubing is then tied to the reinforcing in loops of matched length, which lets each loop return water at an even temperature. The loops stay pressurized through the pour, and a gauge shows at once if a line is nicked. Over a raised floor, the tubing runs in aluminum plates fastened to the underside of the subfloor between the joists.
Heat pump, zones and finishes
An air-to-water heat pump can feed the loops, and some models also heat the domestic water where the design permits. Each zone has its own thermostat and its own circuit at the manifold, so bedrooms can run cooler than the living space. Tile and polished concrete pass heat readily, while thick carpet with pad holds it back. Engineered wood works when its maker approves it over radiant heat. Near the ocean, a warm slab also keeps a tile floor from feeling damp underfoot.

New Construction in Rancho Palos Verdes: questions
Bring the boundary survey and any soils report, and we will check whether the parcel sits in the coastal zone, which adds a review. Mention heated floors at the first meeting, because radiant heat changes the slab design, the insulation under it and the size of the mechanical room.
Line items run in build order, from grading and foundation through framing, the rough trades and finishes. The radiant tubing, manifolds and heat pump are grouped under mechanical, and the extra slab insulation shows in the foundation line. Agency fees and consultant work are priced as a separate group ahead of construction.
Radiant heat ties several designers to one drawing, so we hold the calendar. Nothing gets placed on the slab until the boundary survey is done. Once the mechanical designer has laid out the loops and manifold, the structural engineer checks that the tubing clears the footings and hold-downs before the foundation sheet is stamped. Any plan check correction comes through our office.
