Water under a new Lomita house is easiest to handle before the floor goes on. If we build a raised floor over a crawlspace, the ground beneath has to shed water to the outside, stay covered against damp, and breathe through vents sized for the space. On a cleared lot we shape that ground first, so rain at the perimeter has nowhere to collect under the joists.

Grading the crawlspace

The soil inside the foundation is graded to fall toward a low point with an outlet, or toward the vents, so a heavy rain does not leave standing water. Outside, the grade drops away from the foundation wall, and each downspout empties either to a splash block or into a buried line that runs to an approved outlet. A plastic ground cover goes over the crawlspace soil, lapped and taped at the seams and turned up the stem walls, which keeps damp from rising into the framing.

Air, access and inspection

Foundation vents give the crawlspace cross ventilation, sized from the floor area and fitted with fine mesh that keeps out pests and embers. An access hatch large enough for a person lets a plumber or an inspector reach every pipe. Insulation goes between the floor joists, held tight with wire supports. The inspector from the building department that serves Lomita checks the clearance under the joists and the vent area before the subfloor is covered, and we keep the plywood off site until that visit is done.
