New Construction in Lakewood, Trade Finals to Move-In
Closing out a new Lakewood house follows a set order: trade finals, utility releases, the building final, and then keys, manuals and the permit file.
The keys to a new Lakewood house change hands only after the building final is signed, and a fixed order leads up to that signature. Each trade clears its own last inspection first: plumbing, electrical, mechanical and the energy tests. The utilities then switch to full service, and the inspector walks the whole house. Once the building department approves occupancy, we hand over keys, manuals and the permit file.
Each trade signs off
Trade finals close one at a time. Once the plumber has set fixtures, the inspector looks at water heater strapping, the relief line and a gas pressure test if the house has gas. The electrician installs devices and fixtures and labels every circuit in the panel. The mechanical final covers equipment, condensate drainage and exhaust fans. Energy rater test reports have to be on file before those finals clear, and the smoke and carbon monoxide alarms are tested together as one system.
Power, the final and handover
The utility energizes full service only after the electrical final releases the service, and gas follows the same rule when the house uses it. With services on, the building inspector checks address numbers, guards, stair rails, exterior grading and every earlier sign-off on the card. After approval we walk the rooms with you and list any touch-ups, which are finished and checked off before we close the job. You receive keys, appliance manuals, product warranties and a set of the approved plans.

New Construction in Lakewood: questions
A boundary survey or recorded tract map gives the base, along with any soils report and the street locations of water, sewer and power. If a slab or garage from the earlier house is still there, tell us, because removing it becomes the first item in the scope.
Consultant and permit fees open the estimate. Site work, foundation, framing, the rough trades and finishes follow in that order. Energy testing, utility connection charges and the final cleaning each have their own line, so the stretch between finishes and move-in is priced where you can see it.
We plan this team backward from the final inspection. The energy consultant's calculations go in with the permit set, and the rater is booked early so field tests are filed before the trade finals. Earlier still, the engineer designs from the surveyor's corners. Our office keeps every date, and each report joins the permit record as it arrives.
