El Segundo ADU Construction, Set by the Sewer
El Segundo ADU construction placed by the sewer: fixture heights against the upstream manhole, a backwater valve where needed and City of El Segundo review.
The sewer main under an El Segundo street has manholes along it, and the cover of the next one upstream matters to a new ADU. If the rims of the unit's fixtures would sit below that cover, plumbing code requires a backwater valve on their drain so a surcharged main cannot push sewage into the shower. So we take that cover height early and set the unit, and its floor level, with it in mind.
When a backwater valve goes in
Inside the building drain, a backwater valve works as a flap that closes when sewage flows the wrong way. It needs an access box at grade so it can be opened and serviced, which means it cannot sit under the unit's slab or a patio. Where only some fixtures fall below the manhole cover, the valve protects just those, and fixtures set higher drain past it. The unit's drain then ties into the lateral that will also serve the house, with an access point at the junction. Raising the floor a little can sometimes avoid the valve, and we compare both.
City of El Segundo plan check
An El Segundo ADU is filed with the city's building staff, who read the plumbing along with the structure. The plan checker looks for the manhole cover reference, the fixture heights, the valve and its access box, and the slope of the line to the lateral. The parcel record also settles the coastal zone question before filing. In the field, the inspector sees the drain line hold a water or air test before the trench is closed. Outdoors near the water, cleanout covers and valve lids are plastic or bronze, so damp, salty air cannot seize them.

ADU Construction in El Segundo: questions
It can, once El Segundo grants the unit occupancy by itself. Its drain is then in daily use while the house is built, so the house connection is planned downstream of the unit's, and the tie-in happens in one short visit with your fixtures off only for that time.
A one-story unit at 500 square feet or less fits the package if your El Segundo lot holds it inside the setbacks. Here we also take the manhole cover height and the lateral depth, since they set the floor level. The site plan and the plumbing layout carry those figures, and the result reaches you in writing.
Drainage is the first test. A bathroom and kitchen in a garage need a gravity line to the lateral, and the slab may have to be cut to lay it, so we check the fixture heights against the manhole cover and the fall to the lateral. The framing and roof are then checked for heat damage, and a conversion is priced beside a new unit.
