Redondo Beach ADU Construction, Measured From the Curb

Redondo Beach ADU construction that starts with a measuring wheel from the curb: the hose distance to the unit, the path to its door and city review.

A measuring wheel rolled from the curb of a Redondo Beach lot toward the back gives us our opening figure. The fire code limits how far crews may have to carry a hose from where their engine stops to every part of a building's outside walls. A unit placed deep on the lot can exceed that limit, which may call for sprinklers or another fix. So the wheel follows the true route, around corners and through gates, before the unit is placed.

Reading the hose path

The measurement traces the route a firefighter would walk, through the gate and along the side yard, ending at the far corner of the planned unit. If it comes up long, the options include setting the unit closer to the street, widening and clearing the side path, or adding fire sprinklers, which bring their own piping, a riser and a test. A gate on that path gets hardware that opens from the street side without a key, or a lockbox the fire department approves. Each option is shown on a sketch with its effect on the yard and the budget.

Review at the City of Redondo Beach

Redondo Beach reviews building permits through its own city staff, and the fire side of the city may read an ADU set for access and water supply. The plan checker looks at the route from the street drawn on the site plan, the hydrant location, any sprinkler design and the setbacks. Some parcels may also need a coastal approval, which we look up before filing. We respond to corrections on marked-up drawings. Where sprinklers go in, a pressure test of that system joins the usual stage inspections.
