Structural Work in El Segundo Where a Bearing Wall Went Missing
Fire-damaged ceilings in an El Segundo house can reveal joists lapped over a wall an old remodel removed. Finding that adds a beam, posts and footings.
Ceiling drywall that comes down after a fire in an El Segundo house can reveal joists lapped together over empty air, where a bearing wall once stood. An earlier remodel may have opened two rooms into one without adding a beam, leaving the joists to span farther than they were built for. That discovery reshapes the repair: a beam, a post at each end and footings under the posts join the scope before any new ceiling goes up.
Reading the clues above the ceiling
Joists that overlap in the middle of a room with no wall beneath them are the plainest sign. Others include a ceiling that dips toward the room's center, drywall tape cracked along that line, and nearby doors that rub at the top. We measure the sag with a laser line, record joist size and spacing, and look at the roof framing above for struts that once bore on the missing wall. On a coastal lot, damp air in a vented attic can corrode the nails at those laps, so we test how tightly each joint still holds.
Putting a beam where the wall was
The engineer sizes a beam to carry the joists, either dropped below the ceiling line or set flush with joist hangers so the ceiling stays flat. Each end needs a post, and each post needs something solid beneath it, which often means cutting the slab for a new footing. Temporary shoring holds the ceiling while the beam goes in. Plan review covers the calculations, and the field inspector looks at the footing excavation and steel ahead of the pour and at the hangers ahead of drywall. You see the beam, the posts and the footings as their own lines in the quote, apart from the fire repair.

Structural Work in El Segundo: questions
Follow the weight. Every roof and ceiling load has to reach the ground through something, so we trace each span to its supports and each support to the foundation, looking for breaks in that chain as well as char and rot. Sags, cracked tape and doors that bind point to where the chain is weak, and those spots are opened first.
Any beam that replaces a removed bearing wall does, together with its posts and footings, and so does repair work on rafters, joists or headers the fire weakened. New braced walls are engineered as well. A stud swapped in a partition with nothing resting on it is the sort of small fix that can go ahead from the plans without calculations.
In most cases. With the ceiling down and walls stripped, panels can be nailed to the studs, hold-down brackets set at the ends of each braced wall, and the new beam tied to its posts with hardware that resists uplift. Close to the ocean, that hardware comes galvanized to a heavier standard or in stainless steel, and it all sits on the same permit as the beam.
