Inglewood ADU Construction, Pitched Toward the Yard
Inglewood ADU construction after a loss: a single-slope roof pitched toward the yard, a gutter and leader sized to it, then city plan check and inspections.
A single-slope roof on an Inglewood ADU sends all of its rain to one edge, so choosing that low edge comes before the gutter, the leader or the finish. Tipped toward the yard, the water lands where it can soak in. Tipped toward a side setback, it lands in a narrow strip beside the neighbor's fence. On a lot cleared after a fire, nothing old dictates the pitch, and the choice is open.
Low edge, gutter and leader
The low edge carries a metal drip edge, and a gutter sized to the roof area hangs from it with a slight fall toward the leader. Because one gutter collects the entire roof, it gets a larger leader than a split roof would need, plus an overflow notch placed where spilled water does no harm. The leader drops to a splash block or into solid pipe that runs to a planted bed or a gravel pocket set well away from the footing. Every pipe run, outlet and cleanout is drawn on the plans so the inspector can follow it in the field.
City of Inglewood plan check and inspections
Drawings for the unit go to the City of Inglewood for plan check, where the roof framing, the roof covering and the site drainage are read with the rest of the set. Once the permit is issued, inspectors see the rafters and their hold-down straps before sheathing, then the sheathing nailing before underlayment covers it. At the final, the yard has to fall away from every wall, and each leader has to end where the approved plan says it does. If an outlet moves during the build, that change goes back to the city before the inspector arrives.

ADU Construction in Inglewood: questions
A unit finished ahead of the house drains into a yard that is about to be dug up, so its leaders are routed where the house excavation will neither cut nor bury them. Both drainage layouts are drawn together at the start, and the city decides whether the unit can be lived in while the house is still under construction.
It does when the design keeps to one story and its floor area stops growing at 500 square feet, which we test against your Inglewood parcel at the outset. On this set the site plan follows each leader from the roof to its outlet, letting the reviewer see the rain stay on your side of the property line.
Before the walls or the slab, we climb onto the garage roof. A covering laid for parked cars may sit on thin sheathing at a pitch too low for its shingles, and a leak above a bed is a far bigger problem than one above a car. We then check the rafters, the slab and the wall anchorage, and set the conversion's price beside a new detached unit.
