Showers, tubs, the laundry and the water heater are where water can reach the framing of a rebuilt Toluca Lake house from the inside. We waterproof each wet area before tile goes on, set drain pans under the appliances that hold water, and can add a valve that shuts off the main when a sensor gets wet. Each layer appears in the scope, so you can see how the walls are protected.

Behind the tile

Tile and grout let some water through on their own. Under them, the shower walls get a cement board or foam board backer and a liquid or sheet membrane that ties into the drain. The shower floor slopes to the drain on a mortar bed, and a curbless entry is set lower so water stays in the wet zone. We flood test the pan before tile is laid, leaving water standing to check for any drop. The plumbing inspector sees that test in place before anything covers it.

Pans, valves and the laundry

A water heater in the garage or an interior closet sits in a drain pan piped to a safe outlet, and the same goes for a washer on an upper floor. Supply lines to the washer and the sinks are braided steel. A sensor under each appliance can signal a motorized valve on the main and shut the water off before a slow leak soaks the subfloor. Those items cost little during construction and are listed separately, so you choose which ones to include.
