New Construction on Your Inglewood Lot
New house construction in Inglewood with water handled at the slab: a gravel break, a vapor retarder, sloped soil and downspouts piped to an outlet.
Water control on a new Inglewood house begins under the slab. A layer of clean gravel breaks the path ground moisture would wick up, a heavy vapor retarder lies over it with taped seams, and the concrete goes on top. Around the outside, finished soil falls away from the walls and every downspout drains into a pipe. Those pieces work together, so floors stay flat and walls stay dry long after move-in.
Under and at the slab
The soils report tells us how thick the gravel layer must be and whether the vapor retarder needs a particular rating. Seams in the sheet are lapped and taped, and every pipe that rises through it is sealed with a boot. At the slab edge the sill plate sits on a gasket, and the bottom of the siding or plaster stops a short height above the soil. If the lot drains toward the house, an area drain or a shallow swale carries water around it. A moisture test on the cured slab confirms it is ready before wood or vinyl flooring goes down.
Roof water and the public street
Gutters and downspouts collect the roof and send it through solid pipe to an outlet the city accepts, such as a curb drain through the parkway or a dry well where the soil allows. A new house may also need to hold back some stormwater on the lot, depending on its size and the city's runoff rules. We show each pipe, its slope and its outlet on the drainage plan. Inglewood's building and engineering staff review that plan with the house, and the inspector checks the trench before it is closed.

New Construction in Inglewood: questions
A survey, a soils report and the zoning rules for the parcel top our list. The soils report matters for drainage as much as for footings, since it shows how fast water soaks in. We also locate the sewer, water and power connections, which tell us where the house and its utility runs can go.
In building order, one stage at a time. Design, engineering and permits form one agreement. Once Inglewood issues the permit, construction is priced from site work and slab through framing, roofing, rough trades and finishes, each line describing its contents. Drainage work such as area drains and the curb outlet is listed separately so you see what it costs.
Coordinating them is part of our job. We line up the surveyor first, pass the survey to the soils engineer, then give both reports to the structural engineer and your designer. Any conflict between them is settled before submittal. During construction we schedule the visits those consultants must sign off, such as the footing observation.
