Some lots can be reached from behind. If an Arcadia parcel backs onto an alley, or a neighbor agrees in writing to let deliveries cross, materials can reach the back without passing the house at all, which matters when the house is still standing and lived in. Where neither exists, the route runs through a side yard, and we measure it before the unit's size is settled. A lot cleared after a loss opens a third, direct path.

Working through a side yard

A side yard is measured at its tightest spot, which can be a chimney, a gas meter or a condenser pad. Motorized carts need a level surface, so steps along the way get a temporary ramp, and the lawn beside the route is covered with mats. Windows of a house that stays occupied are shielded with plywood where carts pass. If the route works for hand carts alone, the unit's design leans toward materials that come in small pieces, such as rafters cut on site and wall panels sized to fit through the gap.

City review and building beside a house

Arcadia's building staff review the plans and inspect the build. On the site plan, each utility is traced from the street to the unit. When the house stays occupied, the work zone is fenced from the yard you use, construction power comes from a temporary pole so the house circuits are left alone, and noisy work keeps to the hours the city sets. An inspector visits at the footing, framing, rough trade, insulation and final stages, and the unit is released for use after that last visit.
