Rebuilding in Arcadia, Los Angeles County
Rebuilding an Arcadia home after a fire
Arcadia fire rebuild run in fixed stages, the same as in Sierra Madre, Monrovia and Temple City: assessment, scope, engineering, permits, then the build.
Arcadia sits beside Sierra Madre, Monrovia, Temple City and San Marino, and a rebuild in any of them passes through the same stages with us: an assessment of the cleared lot, a written scope, engineering, permits, then the house from foundation to finish. What differs from one to the next is the city that reviews the plans and whatever amendments it has written into the state code.
Stages that stay fixed
Assessment comes first, with the soils engineer, the surveyor and our own walk of the lot gathered into one report. The scope follows, written room by room and priced in building order. Engineering then sizes the foundation, the shear walls and the roof framing, and the set goes to plan check. After the permit, work runs from footings to framing, rough trades, insulation, drywall and finishes, and each stage closes with its inspection before the next one opens. You receive the same written update at every one of those points.
Where the city changes things
Inside Arcadia city limits, the City of Arcadia reviews and inspects the work, while El Monte, San Gabriel and Temple City each take their own permit applications, so forms, fees and the way inspections are booked can vary. A neighboring city may also have adopted amendments to the state code, on sprinklers or roof coverings for example, and those get drawn in at design. Our scope names the reviewing jurisdiction on its first page, so the code edition and the office behind every requirement are clear before the set is submitted.
