Temple City ADU Construction, From the Sill Plate Up
Temple City ADU construction: a treated sill plate and termite shield where the frame meets the slab, city plan check and a unit built in inspected stages.
Where the wood frame of a Temple City ADU meets its slab, the sill plate is pressure-treated lumber. Concrete wicks moisture up from the soil, and untreated wood resting on it can decay and draw subterranean termites. Code calls for treated or naturally durable wood at that joint, and we add a metal termite shield along the slab edge. Where a house was lost or torn down, the new frame starts clean, so that protection goes in with the first board.
Keeping moisture and pests out of the frame
Moisture control starts at the foundation. The slab sits on a vapor retarder over compacted base, and the soil against the walls is set below the floor and pitched outward. Siding and plaster stop a few inches above the ground, finished with a weep screed, so neither wicks water from the soil. Wood scraps are hauled off before backfill, since buried lumber feeds termites. Downspouts empty away from the foundation, and irrigation heads are set so they never wet the walls. Inside, the bathroom and kitchen walls get moisture-resistant backing behind tile.
City review and the inspections that follow
Temple City's plan check reviews the ADU drawings, including the foundation detail with the treated sill and its anchor bolts. Once the permit is issued, the footing trenches and steel are inspected before the pour, then framing, roofing and the rough trades. Insulation is inspected before drywall, and the final inspection closes the permit. If you want the soil treated for termites, that happens after the trenches are dug and before the slab is poured, so the barrier sits under the whole footprint.

ADU Construction in Temple City: questions
Yes, once the city approves the sequence, and a cleared lot makes the start clean. If you choose a termite treatment, the soil under both future slabs can be treated in a single trip, and the unit's slab, sill and frame go in first, ready for you once its final passes and the city agrees.
A single-story design of up to 500 square feet fits the package, subject to a look at your Temple City lot before you commit. Plan check here reads the foundation detail on the structural sheet with care, from the treated sill to the anchor bolt spacing and the vapor retarder under the slab.
It can, if the wood at the base of its walls is sound. A garage sill resting on damp concrete may be decayed or tunneled by termites, and replacing it means shoring each wall while the old plate comes out. We probe that wood first, then the slab and the roof framing, and price the conversion from what we find.
