New Construction in West Hills, Window by Window
New house construction in West Hills with fiberglass window frames and low-E glass chosen by orientation, so seals stay tight under hard inland sun.
For the windows of a new West Hills house, we specify fiberglass frames with dual-pane, low-emissivity glass. An inland lot takes hard sun, and fiberglass expands with heat at nearly the same rate as the glass it holds, so seals stay tight. The low-E coating turns back much of the sun's heat while letting light through, and tempered glass can be ordered where the fire code asks for it.
Why the frame material matters
Every frame moves as it heats and cools. Vinyl moves a great deal, which can work its corners loose over time under hard sun. Aluminum conducts heat straight through unless it has a thermal break. Fiberglass stays stable, takes paint, and does not soften in heat. We pair the frame with glass chosen by orientation: a coating that blocks more solar heat on the walls that face the afternoon sun, and a clearer coating where winter light is welcome. The energy forms record each window's ratings.
Installation and inspection
A well made window only performs if it goes in right. Each opening is fitted with a sloped pan at the sill first, the window is set level and shimmed at the points the manufacturer names, and flashing tape laps in order so water sheds outward. Low-expanding foam seals the gap without bowing the frame. LADBS checks the window ratings against the energy forms at plan review, and the inspector verifies the labels on site before they are peeled off. Screens, hardware and any tempered units are confirmed on the final walk through the house.

New Construction in West Hills: questions
Tell us which way each side of the lot faces, along with the survey, soil findings and zoning limits for height and floor area. Orientation drives the window and glass choices, and those affect both the energy forms and the cooling equipment your designer will plan for.
Design, engineering, the energy calculations and the LADBS permit make up the first written price. Construction is estimated after approval, in the order it is built: foundation, frame, roof, windows and doors, rough trades, insulation, drywall and finishes. Window and glass choices are itemized so you can compare options.
We coordinate them all. Boundary work goes first, soil testing builds on it, and the engineer sizes the frame from both. The energy consultant joins once the window schedule is drafted. We check that every document agrees, and we route each plan check comment to the person who owns that sheet.
