On a West Hills ADU rising where a fire took the house, we propose a roof of light-colored concrete tile. Tile offers no fuel to embers, and laid on a suitable underlayment it earns a Class A rating as a roof assembly. Hard sun does little to it over time, and the air gap beneath each tile slows heat on its way into the attic. At the eave, closures fill the open tile ends so embers cannot drift in.

Framing for the weight

A square of concrete tile is several times heavier than the same area of asphalt shingle, so the roof framing is sized for it from the start, and the structural sheets show the rafter or truss design, the sheathing and the connections down to the walls. The walls and footings carry that load too, which matters in an earthquake, since a heavier roof means more force for the shear walls to resist. Each tile is fastened as the code requires for wind and seismic loads. Switching to tile after framing would mean redesigning all of it, so tile is settled before any engineering begins.

Inspections from the slab to the last tile

LADBS reviews the plans for a West Hills unit, and the inspections follow the build upward: footings, slab, framing with its shear nailing, then the roof sheathing nailing before any underlayment covers it. The underlayment and the battens or direct-nailed tile are checked next, along with the eave closures. With the shell closed, plumbing, wiring and ductwork, then insulation and drywall, each get their own sign-off, and a final inspection clears the unit to be lived in where the city allows it.
