New Construction in El Monte, Built From Under the Slab Up
A new El Monte house is built in order from the ground up: drains, water lines and conduit placed and inspected under the slab before concrete is poured.
Everything that will run beneath the slab of a rebuilt El Monte house goes into the ground first, and it is tested and signed off before any concrete arrives. Drain lines, water lines, electrical conduit and the anchors that tie the walls down all get set inside the open forms. Once the slab is poured, none of it can move without a saw, so this part of the order is never hurried.
Before the pour
With the footing trenches dug and the forms set, the plumber lays drain lines at a constant slope toward the sewer connection and fills them with water to prove there are no leaks. Supply lines pass through the concrete in sleeves. Conduit is placed for any circuit that has to cross the floor, such as one feeding a kitchen island. Rebar is tied on supports, hold-down anchors are placed where the engineer called for them, and a vapor retarder covers the slab area. The city inspector checks all of it before the pump truck is booked.
After the concrete
The slab cures before framing loads it, and the sill plates are bolted down over the anchors placed earlier. Walls and roof framing come next, then the pipes, wiring and ducts that run above the floor, each checked before insulation hides it. Drywall, cabinets, flooring and the finish trades follow in that order. Every stage ends with its inspection, and we send you a brief written note naming the stage just closed and the one now starting, so the sequence stays easy to follow.

New Construction in El Monte: questions
A survey and the zoning limits come first, with a soils report. We also want any record of where the old house tied into the sewer, water and power, since those points decide where the drain lines under the new slab must head and where temporary service can go.
Design, engineering and the city permit make up the first priced stage. The build follows from the approved drawings in order: site work, under-slab plumbing and the foundation, then framing, rough trades and finishes. Each stage carries its own lines, written out before that stage begins.
Their stamped work comes together in one submittal that we assemble. Survey, soils report, structural calculations and energy forms are compared for conflicts before the set reaches the city. Plan check comments are split by consultant, each one answered, and the revised sheets go back together in one package.
